Q: What are my voting rights in the Condominium Association?

A: Each owner or the owners collectively of a unit shall be entitled to one (1) vote with respect
to all matters on which a vote by unit owners is conducted. Normal operation of the
Association is conducted by a Board of Directors elected by unit owners.
Q: What restrictions exist on my right to use my unit?

A: No unit may be rented for less than 59 days, must be rented for single family use only, and
rental is subject to written Board approval. Owner relinquishes his right to use apartment
and common facilities during period of lease. Perspective tenant must complete an application to lease and interview by the Board.
Q: How much are my assessment to the Condominium Association for my unit type
and when are they due?

A: Assessments shall be paid quarterly, due on the first day of January, April, July and
October. After the 15th of those months, assessments are considered delinquent and a late
fee of $25 and a finance charge will apply. The 2019 Assessments include Country Club Dues, Property Owners Dues and Oceanside I operating costs and are as follows.

A: Yes. Unit owners by virtue of their ownership and the Condominium Declaration, become
members of the Island Dunes Property Owners Association, Inc. (“POA”) and Island
Dunes Country Club, Inc. (County Club) and have voting rights in connection with both

Construction on Oceanside I started in early 1988, and by mid-1989 was completed.
Oceanside I consists of 134 units: 26 three bedroom/2 bath units, 26 two bedroom + one den/2 bath units, 56 two bedroom/2 bath units, and 26 one bedroom/2 bath units.
Amenities include a spacious Social Room, an Exercise Room, a Game/Card Room, Lobby, Mail Room, and Association Office. There is a Bike Room for owners to store their bikes.

Island Dunes Oceanside I Condominium Association, Inc. is part of the prestigious Island Dunes oceanfront complex on Hutchinson Island. Island Dunes consists of five high-rise condos: Oceanside I, Oceanside II, Admiral, Regency I and Regency II.
Yes, part of your quarterly assessment includes membership in the club. The Island Dunes Country Club is a part of the community, and consists of a nine-hole executive golf course across the street fronting the Indian River Lagoon, a tennis facility and an upscale clubhouse/restaurant.
The grounds between Oceanside I and Oceanside II fall under the purview of the Island Dunes Property Owners Association (POA), and is responsible for the two swimming pools, hot tub, pool area, parking lot (shared by both Oceanside buildings), and Guard House. The Guard House is manned 24/7 every day of the year and their phone number is 772-229-9500.
